The 19th edition of Expo Real was held in Munich from 4 to 6 October 2016. The exhibition brought together 1768 exhibitors from 29 countries. Galaxy Investment Group presented their projects, focusing on attractive and innovative concepts with clear competitive advantages, in line with long-term market trends.
"Interest in Bulgaria is increasing greatly" said Konstantin Boyadzhiev, CEO of Galaxy Investment Group. According to him, commercial real estate with stable cash flows are the most attractive for long-term investors and Bulgaria has something to offer.
Noticeable change is observed in investor sentiment. Historically low interest rates motivate institutional investors to broaden their horizons and look increasingly to the east of their traditional markets in Western Europe, and in recent years, Central Europe. Romania and Bulgaria are standing out on the map, and Bulgaria is viewed more favorably.
According to Konstantin Boyadzhiev interest in our market is mostly by investment funds, who are seeking to diversify their portfolio of properties.
The most discussed assets of the exhibition were office buildings, hotels, shopping centers and industrial properties. Of course, the projects must meet all modern requirements for sustainable exploitation. As in Central Europe and in Bulgaria the office market over the past five years is driven by IT and BPO companies.
Historical growth along with positive attitudes of the representatives of the industry provide a stable basis in this segment for the next five years at least. Weak pipeline of projects under construction indicates the possibility of growth at the rental levels.
Secondary locations such as Plovdiv are appreciated positively too. In the talks, which were held at Expo Real, Office Park Plovdiv and Sofia Business Tower are characterized as good opportunities for entry into the office market by foreign institutional investors who turn to attractive projects ensuring both efficient operation and predictable and stable cash flows.
